The Tannum Sands Priority Development Area (PDA) was declared on 9 September 2011 and is located within the Gladstone Regional Council area, approximately 25 kilometres south east of the Gladstone city centre.

The Tannum Sands PDA is approximately 170 hectares in size and is comprised of both private and state owned land. It is bounded by Tannum Sands Road to the east and the Boyne River to the west. The PDA adjoins the Tannum Sands State High School to the north and a residential subdivision (Pacific Ranch) to the south along Dahl Road. The majority of the area is currently unallocated state land and was previously zoned by Gladstone Regional Council as urban expansion. It is estimated the Tannum Sands PDA may eventually be home to more than 3000 people in approximately 1500 new dwellings.

The PDA will assist in the delivery of housing in the Gladstone region, as it continues to grow with the expansion of the resources industry. The PDA will provide a diverse range of housing choices through facilitating a mix of densities, types, designs, price points as well as both home ownership and rental options.

Note: In February 2013 the Urban Land Development Act 2007 (ULDA Act) was repealed and replaced with the Economic Development Act 2012 (ED Act). From then on land areas identified for priority development were referred to as PDAs not UDAs and existing UDAs were transitioned under the ED Act. Any reference to the term UDA on this website is taken to mean a transitioned UDA.
